一、质量保证

遵照国家现行规范进行设计施工，并通过有关部门的质量验收和评定，符合国家验收规范要求，具备交付使用条件。

二、保修责任的认定

1、经鉴定为设计原因引起的质量缺陷。

2、经鉴定为施工原因引起的质量缺陷。

三、保修责任的免除

1、业户使用不当，或擅自改动结构、设备位置和不当装修等造成的质量问题，建设单位不承担保修责任；因住户使用不当或擅自改动结构等原因，造成房屋质量受损或其他业户损失，由责任人承担相应责任。

2、超出设计允许的、以及不可抗拒因素所致，如地震、火灾、台风、战争等引起的质量问题。

四、保修项目、保修期限及保修单位

1、保修项目及保修期限，按照国家建设部《关于印发“商品住宅实行住宅质量保证书和住宅使用说明书制度的规定”的通知》(建房[1998102号]文件的有关规定执行。

2、保修期限从竣工验收合格交付使用之日起计算。

五、保修程序

4、业户应对保修工作给予积极配合。

5、保修工作完成后，业户须及时检查验收，并签字确认。

六、其它

1、业户入伙收楼时应对房屋进行详细检查，及早发现质量缺陷，同时将检查结果填入业户收楼验收及保修记录表内，送管理处安排处理。

2、业主在使用住宅前，必须认真阅读《房屋使用说明书》，用户验收住宅后自行添置、改动的设备及设施，由用户自行承担维修责任。

3、房屋财产的保险由业户自行办理。
